Any time you move or alter plumbing, electrical, or gas lines, a permit is required. Removing a wall, especially a load-bearing one, also requires a permit and engineering plans. We manage this entire process with the Burlingame Building Department. Simply replacing countertops or cabinets in the same layout usually does not require a permit.
While we can, we often advise against it if the cabinet boxes themselves are old or in poor condition. Refacing can be almost as expensive as installing new, mid-range cabinets, and it doesn't solve issues with bad layouts or worn-out drawer hardware. We can assess your existing cabinets and give you an honest recommendation.
First, we hire a structural engineer to assess the wall and create a plan that specifies the size and type of support beam needed. We submit these plans to the city for a permit. Once approved, we build temporary support walls, remove the existing wall, install the new beam, and then get it inspected before we close everything up with drywall.
Proper ventilation is key. We always vent range hoods directly to the outside of the house, never into an attic or ceiling cavity. This involves running rigid ductwork through the wall or ceiling to an exterior termination cap. This ensures smoke, grease, and cooking odors are effectively removed from your home.
